Senior Operations Manager The Oaks, Coventry | Reporting to: Regional Director, Midlands | £45,000 - £48,000 pending experience + 10% annual performance bonus

Lead an award-winning student community.

The Oaks is Student Roost's flagship Coventry property, home to 1,000+ students and just a 10 minute walk from the University of Warwick. It offers a vibrant community with a gym, cinema room, yoga studio and social spaces.

As Senior Operations Manager, you'll lead the day to day running of the property creating an outstanding resident experience while delivering strong commercial performance. You'll inspire a high performing team, champion operational excellence and use data and insight to keep raising the bar.

What you'll be responsible for

  • Lead high-performing teams Build an inclusive culture where people feel empowered. Coach, develop and inspire through regular feedback, performance conversations and succession planning, always leading by example on customer service.
  • Deliver outstanding resident experience Ensure every resident enjoys a safe, welcoming, well managed home. Resolve issues quickly and with empathy, and build a community where students feel connected and valued.
  • Drive commercial performance Own your property's sales performance and occupancy, revenue, costs and profitability. Deliver leasing and rebooking strategies, use market insight to spot growth opportunities, and partner with Revenue and Marketing on targeted campaigns.
  • Deliver operational excellence Champion a safety first culture with full statutory and company compliance. Maintain outstanding presentation standards, lead operational planning (summer turnaround, maintenance, capital projects) and use technology to improve efficiency.
  • Build strategic relationships Develop strong partnerships with universities, suppliers and stakeholders, and collaborate across Student Roost to share best practice and support wider initiatives.

What we're looking for

A confident operational leader who blends commercial awareness with a genuine passion for people. You'll bring:

  • Experience leading multi disciplinary operational teams and delivering commercial and operational results. Must have a strong drive towards delivering sales.
  • Strong people leadership. Coaching, developing and motivating others.
  • Experience managing budgets, financial performance and KPIs.
  • A customer first mindset and a passion for exceptional experiences.
  • Background in facilities, hospitality, property, retail, accommodation or similar customer focused environments.
  • Excellent communication and stakeholder management skills.
  • Confidence using data and technology to inform decisions, plus a continuous-improvement mindset to lead through change.

Your first six months

  • First 30 days Build relationships with your team and stakeholders, learn our operating model and systems, understand your property's performance, and complete compliance onboarding.
  • By 90 days Take full ownership of performance, implement improvements to occupancy, satisfaction and finances, and establish coaching rhythms with your team.
  • By 6 months Lead a confident, high performing team; deliver measurable improvements across customer experience, operations and commercials; execute key priorities including leasing, rebookers and summer turnaround; and be recognised as a trusted regional leader.
