Key Asset information: Grade A office scheme comprised of three interconnected buildings with an underground car park in a prime location within Borehamwood. On site café, Gym, Business lounge, shower facilities

Hours: Full-time, Monday to Friday - On-site, 5 days per week

The Role

We’re looking for a proactive and hands-on Building Manager to take ownership across three interconnected buildings and an underground car park at our Borehamwood site (Limelight).

This is a highly visible role where you’ll be the day-to-day presence on site, responsible for delivering an excellent tenant experience, maintaining high building standards, and ensuring smooth operational performance across all three assets.

You’ll coordinate FM and contractor activity, resolve issues quickly and effectively, and ensure our buildings are run with consistency, control and pride.

We’re particularly interested in someone who brings initiative and ideas especially around ESG, sustainability, and tenant engagement including creating opportunities for community building through networking events, charitable initiatives, and occupier-focused activity.

Above all, this role is about balancing operational control, cost discipline, and outstanding customer service, ensuring tenants enjoy a high-quality, well-managed environment every day.

Main duties

Act as the visible on-site representative for the building, ensuring tenants, visitors and stakeholders receive a professional and responsive service.

Maintain high standards of building presentation, cleanliness, safety and the overall environment across occupied and communal areas.

Respond promptly and professionally to tenant queries, issues and requests, ensuring matters are recorded, progressed and followed through.

Build strong working relationships with tenants, occupiers, contractors, Property Management and Facilities Management colleagues.

Conduct regular building inspections, identifying defects, presentation issues, compliance concerns and operational risks.

Ensure maintenance, cleaning, compliance and building issues are escalated appropriately and tracked through to resolution.

Coordinate contractor attendance on site, ensuring access arrangements, permits and site procedures are followed.

Support planned and reactive maintenance activities, including coordinating access, communication and completion records.

Monitor key building systems and escalate faults relating to CCTV, alarms, access control, fire systems and other site infrastructure.

Support health, safety and compliance activities, including inspections, records, corrective actions and risk escalation.

Maintain accurate site records, inspection reports, communication logs, meter readings and contractor records.

Complete reporting requirements accurately and within agreed timescales.

Support tenant move-ins, move-outs and occupier changes, ensuring activities are coordinated and completed efficiently.

Support projects, procurement activities and site works, including contractor coordination and maintaining accurate records.

Communicate clearly with tenants and internal stakeholders regarding works, disruption, access requirements, building updates, and issue resolution.

Identify recurring issues, service gaps, or tenant concerns and escalate them with practical recommendations.

Protect the tenant experience by ensuring standards are maintained and avoidable disruption is minimised.

Contribute positively to the wider Property Management function by maintaining professionalism, ownership, and clear communication.

Requirements, Skills and Competencies

Strong tenant, occupier and visitor service skills.

Practical understanding of building operations, maintenance issues, and contractor coordination.

Working knowledge of health and safety, site procedures, and compliance records.

Confident coordinating contractors, access, permits, and site activity.

Able to identify defects, risks, and presentation issues early.

Clear written and verbal communication skills.

Strong organisation, record keeping, and follow-through.

Able to manage competing requests while maintaining control of priorities.

IOSH, NEBOSH, or a relevant facilities qualification
