Selection Criteria

SC1 ¿ Facilities and Asset Management

Demonstrated experience in facilities, building or property management, including general maintenance, asset management, preventative maintenance planning and maintaining educational or commercial facilities.

SC2 ¿ Contractor Management and Compliance

Demonstrated ability to coordinate contractors, procurement processes, quotations, statutory inspections and maintenance programs while ensuring compliance with Department requirements, Essential Services obligations and relevant legislation.

SC3 ¿ Occupational Health and Safety

Demonstrated knowledge of Occupational Health and Safety requirements, risk management and safe work practices, with the ability to proactively identify and manage hazards.

SC4 ¿ Organisation and Communication

Role

The Facilities Manager plays a critical role in ensuring St Albans Meadows Primary School provides a safe, compliant, welcoming and well-maintained environment for students, staff and visitors. Reporting to the Business Manager and Principal, the Facilities Manager is responsible for the day-to-day management of the school's buildings, grounds and assets, combining practical maintenance skills with contractor management, compliance oversight and strategic planning.

Working with a high degree of autonomy, the Facilities Manager proactively identifies maintenance priorities, coordinates planned works, manages compliance obligations and undertakes maintenance activities to ensure the school's facilities effectively support teaching, learning and community use.

The successful applicant will take pride in maintaining a high-quality learning environment while developing systems that support preventative maintenance, effective asset management and continuous improvement across the school.

Responsibilities

  • Deliver a proactive facilities management service through preventative maintenance and planned asset management.

  • Coordinate maintenance programs and contractors to achieve quality, timely and cost-effective outcomes.
  • Contribute to continuous improvement of the school's physical environment.

All Education Support staff are required to comply with Department of Education policies, procedures, values and the Child Safe Standards.

Technical Expertise

Demonstrated knowledge and experience in

  • Facilities, building or property management within a school, commercial or similar environment.
  • General building maintenance including minor carpentry, plumbing, painting, plastering, furniture repairs and basic building repairs.
  • Preventative maintenance planning and scheduled maintenance programs.
  • Asset management systems, maintenance records and lifecycle planning.
  • Building infrastructure including mechanical, electrical, hydraulic, gas and HVAC systems sufficient to monitor performance and coordinate specialist contractors.
  • Contractor procurement, quotations, supervision and quality assurance.
  • Occupational Health and Safety legislation, risk management and safe work practices.
  • Essential Services compliance, emergency management and regulatory requirements.
  • Safe operation of plant, equipment, tools and chemicals.

Responsibilities

Facilities and Asset Management

  • Manage the maintenance, presentation and functionality of all school buildings, grounds and outdoor learning spaces.
  • Develop, implement and monitor preventative maintenance schedules and annual maintenance programs.
  • Coordinate the school's Asset Information Management System (AIMS) and ensure maintenance records remain accurate and current.
  • Conduct routine inspections of buildings, playgrounds, infrastructure and grounds to identify maintenance priorities and risks.
  • Monitor asset condition and provide recommendations regarding maintenance priorities, lifecycle replacement and future capital renewal.
  • Assist with Department-led building projects, warranty matters and capital works where required.
  • Undertake general maintenance, repairs and improvements within the scope of the position, including minor plumbing, painting, plastering, carpentry, flooring and furniture repairs.
  • Respond promptly to maintenance requests and rectify defects where appropriate.
  • Assemble, repair and maintain furniture, fixtures and equipment.
  • Carry out condition-based maintenance arising from facility inspections and the Rolling Facilities Evaluation process.
  • Monitor the operation of mechanical, electrical, hydraulic, gas and HVAC systems and coordinate specialist contractors when required.

Grounds and Environmental Maintenance

  • Maintain school grounds, gardens, playgrounds, landscaping, fencing and outdoor learning areas to a high standard.
  • Undertake pruning, planting, mulching, weeding, pressure cleaning, litter collection and general grounds maintenance.
  • Maintain the cleanliness and presentation of buildings and grounds, including graffiti removal, waste management and biohazard response where required.

Contractor and Compliance Management

  • Obtain quotations and coordinate contractors for maintenance, repairs and improvement works.
  • Monitor contractor performance to ensure works are completed safely, efficiently and to the required standard.
  • Ensure contractors comply with Child Safety, Occupational Health and Safety and school induction requirements.
  • Coordinate statutory inspections, Essential Services testing and regulatory compliance requirements.
  • Maintain accurate maintenance records, contractor documentation and compliance registers.

Health, Safety and Risk Management

  • Promote and maintain a strong culture of workplace health and safety.
  • Proactively identify hazards, undertake risk assessments and implement appropriate control measures.
  • Ensure buildings, playgrounds, equipment and grounds remain safe, secure and compliant.
  • Respond promptly to urgent maintenance and safety issues.
  • Maintain workshops, storage areas, maintenance equipment and hazardous substances in accordance with legislative requirements.
  • Provide advice and recommendations to the Business Manager and Principal regarding safety improvements and risk mitigation.

Tools, Equipment and Inventory

  • Operate, maintain and safely store tools, plant, chemicals and equipment.
  • Coordinate purchasing of maintenance materials and monitor inventory levels.
  • Ensure maintenance equipment remains compliant, serviceable and fit for purpose.
  • Support the delivery, storage and distribution of furniture and equipment throughout the school.

School Operations and Events

  • Coordinate and undertake the setup and pack down of school events, assemblies, examinations, NAPLAN, sporting activities and community events.
  • Work collaboratively with the Principal, Business Manager and staff to prioritise maintenance and improvement projects.
  • Prepare maintenance schedules, reports and recommendations relating to facilities and asset management.
  • Undertake other duties within the scope of the position as directed by the Business Manager and the Principal.
