Please note that it is essential that you have extensive experience working with commercial property, not just residential.

Our client is a privately owned commercial landlord, who is now seeking to strengthen their team by appointing an experiened Property Manager with hands-on experience, including aspects of hard and soft facilities management, to deliver high-quality services across a diverse portfolio of mixed-use properties.

The ideal candidate will really understand how to build relationships with tenants, understanding their requirements, and ensuring that all properties maintain the best possible standards. You will be responsible for creating service charge budgets across a portfolio of multi-tenanted properties and liaise with suitable contractors to deliver those services as both pre-planned and in some cases emergency works. If you have a network of your own contractors in the London area it would be a definite advantage.

Other aspects of the role will include

Collaboration and Reporting

  • Arrange monthly briefings with the Asset Managers to discuss site performance, risks, and tenant issues
  • Take initiative to work with other areas of the business to identify opportunities to improve work practices
  • Provide reports, records and feedback to the wider business as required

Operational Support

  • Support wider Operations teams on site-specific initiatives, e.g. commercialisation, capex projects, dilapidation works, refurbishments, location of assets on site and meter readings
  • Support the development of business plans with Asset Managers
  • Highlight potential leasing, development and income-producing opportunities to the Asset Managers
  • Assist in the operational and facilities mobilisation of new acquisitions and the smooth transfer-out of sold assets; provide support in due diligence of prospective purchases where required
  • Assist the Asset Management team with lease events and changes in tenancy
  • Assist Asset Managers in reviewing tenant fit-out plans and alterations proposals, providing feedback where needed
  • Liaise with insurers and loss adjusters to support insurance claims

Person Specification

  • Extensive experience in property management across multi-site, mixed-use (commercial and residential) environments
  • Hands-on, customer-focused with excellent stakeholder engagement skills and ability to communicate effectively at all levels
  • Proactive, with strong attention to detail and a commitment to health, safety, and service standards
  • Strong organisational, problem-solving and multi-tasking abilities
  • Experience with service charge budgeting and reconciliations
  • Proven track record of managing third-party contractors and service providers
  • Proficient in Microsoft Office and reporting tools

Qualifications/Training

  • Recognised industry qualifications (e.g. IOSH, NEBOSH, IWFM, or trade-based certifications), or willing to work towards them
  • A valid driving licence and willingness to travel
  • Sound understanding of statutory building compliance and H&S legislation (e.g. fire safety, asbestos, water hygiene)
  • Accountable for own learning and staying up to date with changes in legislation and statutory compliance relating to facilities and property management
