What this opportunity involves

As Operations Manager, you'll serve as the essential on-site presence and key point of contact for our clients and stakeholders, ensuring seamless daily operations across the facility. You'll assist the Centre Manager in overseeing operational budgets, leading both planned and reactive maintenance programs, and managing vendor relationships to deliver exceptional service outcomes. This role requires you to champion compliance and risk management initiatives, ensuring the property meets all regulatory standards while maintaining a safe environment for all occupants.

An overview of the role: Implement and maintain comprehensive property risk management programs including regular audits, ensuring escalation and incident reporting procedures are tested and reviewed in line with legislation

Ensure strict compliance with OH&S, environmental standards, Building Code of Australia, Australian Standards, Disability Discrimination Act, and all relevant health and safety regulations

Manage contractor and vendor relationships to ensure services are delivered safely, on time, and within budget while adhering to house rules and safe working methods

Oversee all procurement activities to ensure alignment with client procurement guidelines and JLL best practice standards

Plan and manage all contracts professionally, ensuring delivery meets agreed contractual metrics and stays within approved budgets

Actively monitor and manage the centre's operational budgets to meet or exceed financial targets

Serve as the primary on-site facilities contact for retailers and stakeholders, building effective relationships across multiple organizational levels

Prepare and deliver comprehensive monthly reports covering incidents, capex tracking, budget status, contract expiry profiles, compliance regimes, and planned maintenance program updates

Drive continuous improvement initiatives by challenging the status quo and implementing holistic, long-term solutions to operational challenges

Sounds like you? This is what we are looking for: Bachelor's degree in facilities management, building management, business, or related field with 3-5 years of experience in facilities, property management, hospitality, or related sectors

Demonstrated experience working in retail-related assets or retailer environments

Strong knowledge of local occupational health and safety requirements and regulations

Proven contractor management experience with ability to manage vendors effectively

Understanding of technical property systems including CRAC units, chiller systems, fire protection systems, mechanical and electrical systems, and BMS systems

Proven capacity to interpret and manage commercial contracts

Experience managing operational budgets and delivering financial outcomes

Excellent planning and organizational skills with proven ability to manage multiple operational matters simultaneously

Strong verbal and written communication skills with a customer service-oriented attitude and ability to build effective stakeholder relationships

Self-motivated, detail-oriented professional who thrives in fast-paced environments and remains flexible when adapting to rapidly changing situations
