River Place Apartments Brisbane is pleased to present an exclusive opportunity for an experienced and professional Building & Facility Manager (Contractor) to take ownership of the day-to-day operations of a premium first-row riverfront residential high-rise in Brisbane CBD.

This opportunity is based within one of our high-end residential buildings and is suited to someone who enjoys autonomy, structure, resident-facing service and hands-on building operations. You will be responsible for maintaining the presentation, safety, access control, contractor coordination and smooth daily operation of the building.

This is a dedicated building and facilities management role. No letting, rental or property management duties are required. The position will commence on 1 October 2026.

You will be supported by an established onsite team, clear operating systems and a business focused on service quality, operational improvement and long-term portfolio growth.

Perks & Benefits

  • Contractor service fee: $75,000/year + GST
  • Accommodation allowance: $700/week
  • Approximate total package equivalent: $118,900/year (GST inclusive)

The Role

  • Overseeing the daily presentation, safety and smooth operation of the building during the building business hours
  • Conducting routine inspections of common areas, facilities, car parks, lifts and building surrounds
  • Coordinating contractors, maintenance follow-up and completion checks
  • Managing keys, fobs, access records and building security processes
  • Communicating professionally with residents, owners, contractors and the onsite team
  • Maintaining accurate building, maintenance, incident and contractor records
  • Supporting WHS, emergency and compliance procedures
  • Responding to genuine building emergencies under the agreed call-out arrangement
  • Providing regular operational updates and helping improve building systems

Who We’re Looking For

  • Experience in building management, caretaking, facilities, strata/body corporate, hotel/resort operations or similar
  • A capable, hands-on operator who can manage daily building matters independently
  • Professional communication skills and confidence working with residents, owners and contractors
  • Sound judgment, strong follow-through and good attention to detail
  • Confidence using email, mobile apps, checklists and building management systems
  • Responsible handling of keys, access systems and resident information
  • Ability to live onsite
  • Active Business ABN and Public Liability Insurance of $20M (or equivalent)
  • Any level of QLD Real Estate Certificate of Registration or Full License, First Aid, White Card or practical building knowledge will be highly regarded
