We're looking for an experienced and reliable School Site Manager to take charge of the safe, secure, compliant, and efficient day-to-day operation of a large education site and its grounds. This is a hands-on leadership position requiring operational expertise, strong team management skills, and a personal commitment to accountability.

You'll oversee all aspects of facilities management, from coordinated maintenance and contractor supervision to health and safety compliance and statutory system management. This role demands someone who thrives under pressure, pays meticulous attention to detail, and is comfortable reporting to senior leadership while managing a dedicated team.

What You'll Do

Facilities Management

  • Resolve site issues promptly, including structural repairs and rolling decorative programmes
  • Supervise cleaning and grounds teams, liaising with school leadership on outcomes
  • Manage external contractors, handle specialist work tendering, and quality-assure all deliverables
  • Oversee servicing of critical systems (heating, lighting, AC, alarm networks) for legal compliance

Extended Services & Porterage

  • Prepare facilities and coordinate site setups for events, exams, and external bookings
  • Manage deliveries, equipment storage, and stock needs
  • Maintain a responsive porterage service for equipment and room layouts

Health, Safety & Compliance

  • Lead as Chief Fire Warden; manage fire safety planning and evacuation exercises
  • Oversee fire and water safety (Legionella checks) and weekly safety walks
  • Maintain statutory records: asbestos registers, COSHH logs, PAT testing, and fixed wire documentation
  • Prepare and manage annual Health and Safety Audit criteria

Financial & Asset Management

  • Act as budget holder for repairs and maintenance; ensure tight cost control
  • Design and implement waste recycling initiatives
  • Monitor utilities contracts and energy usage to identify irregularities

What We're Looking For

Essential Experience

  • Minimum 3 years in facilities, estates, or hands-on building site management with people management responsibility
  • Proven working knowledge of COSHH, asbestos risk management, and safeguarding
  • Experience supervising on-site contractors and verifying work quality
  • Experience managing or monitoring PAT testing, fixed wire testing, and Legionella/water hygiene
  • Technical knowhow in building fabric, plumbing, heating, or electrical systems
  • Ability to lead fire safety procedures, site audits, and routine health and safety inspections

Desirable

  • Experience within school environments or regulated public sector estates

Personal Attributes

  • Strong personal ownership and reliability; calm under operational pressure
  • Practical, hands-on professional with sharp attention to detail
  • Professional communicator comfortable reporting to senior leaders and managing teams

Pay: £35,000.00-£45,000.00 per year
