About this role

BAM UK & Ireland is recruiting a Site Manager to join our FM Segment of the business and our team based across the Midlands. The role is primarily Monday to Friday, with working hours aligned to site requirements. The role is site-based within a Tudor Grange Academies Trust school located in Solihull. with occasional travel required across other Trust sites where needed.

Reporting to the Assistant Account Manager, the Site Manager is responsible for the day-to-day delivery of services on site, ensuring the school runs safely, smoothly and without disruption.

You will be responsible for leading and coordinating all FM services on site, including M&E, building fabric, caretaker duties and cleaning. This is a hands-on role, managing the on-site team and ensuring all activities are delivered in line with contractual requirements, service standards and agreed timescales.

You will take ownership of works raised through the CAFM system, ensuring tasks are completed on time using a combination of on-site resource and subcontractors. You will also oversee third party contractors where required, ensuring work is carried out safely and to the expected standard.

The role requires a practical, customer-focused approach, working closely with school staff and stakeholders to maintain a well-run site and consistent service delivery.

Making Possible

  • Manage subcontractor activities on site, ensuring all works are delivered in line with safe systems of work.
  • Oversee and support the Cleaning Supervisor, providing guidance to maintain required cleaning standards.
  • Take responsibility for Health & Safety compliance, ensuring legislative and organisational requirements for H&S and fire safety are met, including accurate record keeping, near miss reporting, and use of the H&S portal.
  • Support safety audits, risk assessments, and related compliance activities in conjunction with Trust representatives.
  • Support audit activity, including reactive reviews and cleaning audits.
  • Develop and maintain effective relationships with key stakeholders, including regular engagement with the School SLT and weekly meetings with documented actions.
  • Support recruitment and onboarding of site staff, ensuring new starters are set up effectively and understand site requirements.
  • Manage on-site BAM FM staff, including performance, appraisal, training, absence management, and disciplinary processes.
  • Monitor team performance in line with organisational processes and support completion of PDRs.
  • Effectively manage employee absences in line with BAM processes.
  • Ensure BAM FM policies, procedures, and standards are consistently implemented and adhered to.
  • Ensure contractual repair works are completed in line with SLA requirements, including minor repairs and redecoration.
  • Coordinate planned preventative maintenance activities in line with the maintenance schedule.
  • Arrange and coordinate reactive maintenance and repair works as required.
  • Coordinate activities where multiple contractors or trades are involved, including permit to work processes where required.
  • Monitor and make minor adjustments to the BMS system to ensure optimal performance for the client, including monthly meter readings and data uploads in line with client processes.
  • Manage site waste processes, ensuring correct segregation, compliance with guidelines, and escalation of issues where required.
  • Maintain site presentation, including litter control, bin management, and general external cleanliness, including oversight of weed control and winter gritting arrangements.
  • Receive and coordinate deliveries, ensuring appropriate distribution across the site.
  • Carry out general site duties as required, including portering tasks such as mail delivery and movement of furniture and equipment.
  • Support emergency response tasks, including emergency cleaning requirements where needed.
  • Support procurement activities by obtaining quotations and raising purchase requests in line with agreed processes.
  • Provide input into contract performance and reporting, ensuring accurate site-level information is captured and shared.
  • Maintain accurate contract administration records and site documentation.
  • Undertake any reasonable duties required to support the effective operation of the contract.

What do you bring to the role?

  • Experience of managing others and leading teams on site,
  • Experience delivering both hard and soft FM services in a live environment,
  • Good understanding of Health and Safety compliance and safe systems of work,
  • Experience coordinating day-to-day site operations and dealing with issues as they arise,
  • Ability to build effective working relationships with school staff and stakeholders,
  • Understanding of contract requirements and service standards (SLA/KPI awareness),
  • IT skills including Word, Excel, PowerPoint and CAFM systems,
  • Strong organisational, interpersonal and people management skills,
  • BICS understanding is desirable but not essential,
  • You will be required to undertake an enhanced DBS check,
  • Full United Kingdom Driving Licence
