Job Overview

Birstall Homes Ltd is looking for a highly organised, proactive, and experienced Operations Manager to oversee the day-to-day operations of our estate agency, lettings, property management, and construction departments. This role requires strong leadership, excellent organisational skills, and the ability to manage multiple projects, staff, and external stakeholders while ensuring the business operates efficiently and professionally.

Key Responsibilities

Estate Agency & Property Management

  • Manage property sales, lettings, and property management operations.
  • Oversee property listings, marketing, and sales progression.
  • Coordinate viewings, inspections, inventories, and check-ins/check-outs.
  • Ensure tenancy documentation and legal compliance are completed accurately.
  • Monitor rent collection, maintenance requests, renewals, and tenant relations.
  • Ensure compliance with AML, Right to Rent, GDPR, licensing, and all relevant legislation.

Construction & Development

  • Coordinate renovation, refurbishment, and construction projects from start to finish.
  • Manage construction staff, contractors, subcontractors, and suppliers.
  • Liaise with architects, structural engineers, surveyors, building control, and utility providers.
  • Monitor project budgets, schedules, quality, and health & safety compliance.
  • Ensure projects are completed on time and within budget.

Staff Management

  • Manage and supervise office staff, accounting and administration staff, lettings staff, and construction teams.
  • Allocate workloads and monitor staff performance.
  • Recruit, train, and support employees.
  • Conduct team meetings and performance reviews.
  • Ensure all departments work efficiently together.

Administration & Finance

  • Oversee office administration and daily operations.
  • Manage accounting administration and ensure accurate financial records.
  • Monitor KPIs, reports, budgets, and business performance.
  • Ensure company systems and filing are maintained accurately.

External Liaison

  • Liaise with local councils, planning departments, licensing teams, and enforcement officers.
  • Coordinate business inspections, compliance inspections, property inspections, and council requirements.
  • Build and maintain relationships with solicitors, mortgage advisers, architects, contractors, surveyors, insurers, and other professional partners.

Customer Service

  • Deliver exceptional customer service to landlords, tenants, buyers, sellers, and investors.
  • Resolve complaints professionally and efficiently.
  • Maintain strong long-term client relationships.

Skills & Experience

  • Previous experience in operations management, estate agency, property management, or construction.
  • Strong leadership and people management skills.
  • Excellent communication, negotiation, and organisational abilities.
  • Ability to manage multiple departments and projects simultaneously.
  • Commercial awareness and problem-solving skills.
  • Proficient in Microsoft Office and property management software.
  • Full UK driving licence preferred.

Pay: £25,000.00-£35,000.00 per year
