THE OPPORTUNITY
Viva Leisure is looking for an experienced Regional Facilities Manager to lead the delivery of repairs and maintenance services across an allocated national portfolio of our clubs. Reporting to the Head of Facilities & Logistics, you'll oversee the day-to-day operations of the maintenance team, ensuring preventative and reactive maintenance activities are delivered safely, efficiently, and in line with operational budgets and service standards.
Leading a team of Maintenance Officers, you will provide hands-on leadership, coaching and support while fostering a collaborative, high-performing team culture. As the primary escalation point for maintenance-related matters, you'll work closely with Club Managers, Area Managers, contractors and internal stakeholders to ensure issues are resolved promptly, minimising disruption to club operations and maintaining an exceptional member experience.
This role is responsible for managing team and contractor performance, monitoring the quality and safety of completed works, conducting regular site inspections, and supporting the delivery of preventative maintenance programs across both operational and capital expenditure budgets. While primarily focused on leadership and coordination, you will also provide hands-on technical support and assist the maintenance team with repairs in the field when required.
KEY RESPONSIBILITIES
Facilities & Maintenance Management
- Lead the delivery of preventative and reactive maintenance across the allocated regional portfolio, ensuring clubs are maintained to a high operational standard.
- Manage regional repairs and maintenance expenditure, ensuring activities are delivered within budget while identifying opportunities to improve efficiency and reduce costs.
- Coordinate and prioritise maintenance works to minimise disruption to club operations and maintain an exceptional member experience.
- Monitor maintenance performance through the asset management system, ensuring work orders are completed within agreed service levels and timeframes.
- Act as the primary escalation point for complex maintenance issues, providing technical guidance and support to the maintenance team when required.
- Coordinate out-of-hours emergency maintenance in accordance with business procedures.
People Leadership
- Lead, coach and develop a team of Maintenance Officers, fostering a collaborative, accountable and safety-focused team culture.
- Conduct regular one-on-one meetings, performance reviews and work planning sessions to support team development and ensure operational priorities are achieved.
- Identify training and development opportunities to build team capability and maintain high performance.
- Manage day-to-day people matters including rostering, leave planning and resource allocation.
Contractor & Stakeholder Management
- Manage the performance of external contractors, ensuring works are completed safely, on time, within budget and to Viva Leisure's quality standards.
- Conduct regular contractor performance reviews and monitor compliance with service level agreements.
- Build and maintain strong working relationships with Club Managers, Area Managers, landlords and other internal and external stakeholders to ensure maintenance issues are resolved efficiently.
- Liaise with landlords to coordinate repairs and capital replacement works in accordance with lease obligations.
Quality, Safety & Continuous Improvement
- Conduct regular site inspections and quarterly club audits to ensure maintenance works meet Viva Leisure's quality, compliance and safety standards.
- Promote a strong safety culture by ensuring all maintenance activities are completed in accordance with WHS legislation, company policies and safe work practices.
- Lead regular toolbox talks and safety briefings with the Central Services team.
- Identify and implement continuous improvement initiatives that enhance maintenance processes, service delivery and operational efficiency.
Projects & Operational Support
- Support the delivery of club refurbishments, fit-outs and other maintenance-related projects in collaboration with the Projects team.
- Provide hands-on technical support and assist Maintenance Officers with complex repairs when required.
- Prepare and provide regular updates and reports to the Head of Facilities & Projects on maintenance activities, contractor performance and operational priorities.
SKILLS AND EXPERIENCE
We are looking for someone with
- Minimum 5 years' experience in facilities or maintenance management within a multi-site environment, delivering preventative and reactive maintenance services.
- Proven experience leading, mentoring and developing maintenance teams, with the ability to foster a collaborative and high-performing culture.
- Strong technical or trade background, preferably within the mechanical, electrical or facilities services industry.
- Demonstrated knowledge of building systems, repairs and maintenance, with the ability to identify issues, implement practical solutions and drive operational efficiency.
- Excellent leadership, communication and interpersonal skills, with the ability to build strong relationships and effectively engage stakeholders at all levels.
- Proven ability to manage external contractors, monitor service delivery and ensure work is completed to agreed quality and safety standards.
- Sound financial and commercial acumen, with experience managing maintenance budgets, controlling costs and identifying efficiencies.
- Strong organisational and problem-solving skills, with the ability to prioritise competing workloads across multiple sites.
- Experience supporting refurbishment, construction or maintenance projects within a multi-site environment.
- Proficient in using computer systems, asset management platforms and Microsoft Office applications.
- Experience within the health, fitness or a similar multi-site customer-focused industry is highly desirable.
- Forward-thinking mindset with a commitment to continuous improvement, process optimisation and team development.
Qualifications & Certifications
- Relevant trade qualification or technical background (highly desirable).
- Qualification or experience in Project Management or Construction Supervision (desirable).
- Current Australian Driver Licence - If not holding, would be willing to obtain
- White Card - If not holding, would be willing to obtain
- Asbestos Awareness certification - If not holding, would be willing to obtain
- Elevated Work Platform (Yellow Card) - If not holding, would be willing to obtain
